Management Company Overview

In taking the time to read this overview we hope that you will be able to improve on the service and value you are getting for your management company service charge each year.

We manage apartment blocks and commercial properties all over Leinster. We have a well established office in Kildare Town and we have now opened a new office in Parkwest Industrial Park (close the Red Cow Roundabout) in Dublin 12.

We attend lots of Management Company/ resident’s association meetings and we are organising a number of free seminars soon, offering some very straightforward advice (free of charge but obviously with a view to taking on new business) along the lines of;

  • All communication from your agent should be very open and transparent. You should be able, at all times to see accounts, get updates on work that is being carried out and find out if there are any issues affecting the day-to-day or overall running of your management company.

  • One of the biggest issues most management companies face is a service charge for each apartment owner that is far too high. Basically what tends to happen is that communication is poor on the side of the managing agent in terms of telling each owner about the work & effort that they are putting in on your behalf (it is a very difficult and time consuming job so spending time detailing work that has been carried out is often overlooked).

    If members (owners) don’t see that they are getting good value for money they are often slow to pay their fees, this often sends the finances of any management company into disarray and means that all members end up paying more in the long term.

  • A good property manager should be on site at least once per week. As well as doing accounts for the company, carrying out all day-to-day duties like getting the best possible quote and level of service from contractors (which is very time consuming but has to be done)...

    A managing agent should be present/ on site to keep up to date on everything and should take a hands-on approach to all issues of your property and your company. Property does not look after itself and public/ common areas need to be constantly and vigilantly monitored to make sure that everything is running smoothly.

  • A management agent should always get three quotes for any work (within reason) that is to be carried out on a property. All maintenance contracts are open for tender through MPMC and a competitive quote is always our main aim, on behalf of the management company.

    We pride ourselves on being able to get along with all our clients (new and long term) and being very easy to deal with when it comes to a thorough and efficient service (something that most apartment owners find refreshing).

    At the moment we manage properties from North Dublin to South Kildare. We would very much appreciate any feedback you can offer. In previous years our main downfall has been that we have not advertised enough, but we are making amends for that now and the experience we've gained over the years is standing up for us.
